Property Due Diligence
Title investigation, encumbrance and land-record review before you commit.
Practice Area
Title, development and transaction advice for landowners, developers, businesses and families in Telangana and Andhra Pradesh.

The Problem
Property is usually the largest asset a business or family holds, and it is the asset where defects stay hidden longest. A gap in the chain of title, an unconverted land classification or a loosely drafted development clause rarely matters on the day of signing. It matters years later, when the property is sold, mortgaged, developed or inherited, and the cost of fixing it has multiplied.
Land records in Telangana and Andhra Pradesh have changed substantially in recent years. Telangana has moved from Dharani to Bhu Bharati, and Andhra Pradesh has been resurveying land across the state. Records are easier to reach than before, but an online entry is not the same as a clean title, and the move between systems creates discrepancies of its own.
KP Juris advises on property matters from the first title search through development, transfer and dispute, with attention to how each decision affects value, control and the property’s future marketability.

Approach
01
Collect the title documents, land records and approvals, and map what is known against what still has to be verified.
02
Trace the ownership chain, encumbrances, land classification and regulatory status, and rank each issue by its commercial weight.
03
Shape the agreement, payment terms and protections around the risks actually found, not around a standard template.
04
Work with surveyors, chartered accountants, registration offices and authorised professionals through to closing.
Key Considerations
A sale deed proves one transfer. Marketable title depends on every link before it, including inheritances, partitions and powers of attorney that may never have been registered.
Agricultural, assigned or government land carries restrictions that survive a sale. Classification and any conversion should be confirmed before the price is agreed.
Under-stamped or unregistered documents can be impounded or held inadmissible later. Getting this right at signing usually costs far less than fixing it afterwards.
Projects above the statutory thresholds must be registered with the RERA authority before they are advertised or sold. Landowners in a joint development can carry obligations too.
